SUBJECT:
An Ordinance Amending Ordinance Number 3100, being the Aurora Zoning Ordinance and the Zoning Map attached thereto, by downzoning Property located at 309 High Street from R-4 Two Family Dwelling District to R-3 One Family Dwelling District (Olegario and Jessica Gomez - 17-00698 / AU22/2-17.102-DZ - TV - Ward 2)

PURPOSE:
The Petitioners, Olegario and Jessica Gomez, are requesting to downzone the property at 309 High Street from R-4 Two Family Dwelling District to R-3 One Family Dwelling District.

BACKGROUND:
The Subject Property is currently a single family house with R-4 Two Family Dwelling District zoning. Additional information on the legislative history of the property can be found in the attached Property Information Sheet.

DISCUSSION:
The proposed downzoning is consistent with the City's long standing density reduction policy. In addition, the proposed R-3 zoning will reflect the current use of the Subject Property and is consistent with the zoning of the surrounding neighborhood.

Due public notice was given for the public hearing on this matter. As of the date of this memo, staff has not received public inquiries regarding this petition.

The Staff's Evaluation and Recommendation are based on the following Physical Development Policies:
