PURPOSE:
The petitioner, Aurora Redevelopment Company, LLC, is proposing a Special Use on .304 acres to allow for a gas station on the property located at 287 S. Broadway.

BACKGROUND:
This Special Use petition was referred by the City Council to the Planning Division on September 10, 2013.

DISCUSSION:
Proposal: The proposal consists of reopening the existing Gas Station. The Petitioner is not proposing any modifications to the site layout. There will be additional landscaping implemented throughout the site and signage will be updated.

Evaluation: The Petitioner is applying for the new Special Use since the previous Special Use was terminated upon the facility closing. As stated in the attached Property Information Sheet, this property is part of the proposed Eastbank development. This proposal will be an interim use, until such time the property is needed for the redevelopment. This blighted vacant gas station site will be cleaned up and the facility will be upgraded with new landscaping which will have a positive impact on the surrounding neighborhood.

Public Input: Due public notice was given for the public hearing on this matter and as of the date of this staff report the Planning and Zoning Division has not had any inquiries regarding this case.

IMPACT STATEMENT:
This item will increase the tax base and overall viability of the City which will offset any incidental Department or staffing impacts.
