SUBJECT:
A Resolution Approving a Revision to the Final Plan on Lot 1 of Unit 1 of Zanjoy Subdivision for a Commercial Use located at 4444 Ogden Avenue, Aurora, Illinois 60504 (Aldi, Inc. - 14-00609 / NA28/2-14.208-Fpn - ES - Ward 10)

PURPOSE:
The Petitioner, Aldi, Inc., has submitted a Final Plan on 2.34 acres for a 1,964 square foot single story addition to the existing grocery store located at 4444 Ogden Avenue.

BACKGROUND:
The Subject Property is located at 4444 Ogden Avenue and is currently utilized as an Aldi grocery store within PDD Planned Development District. This store was constructed in 1993, and this addition is part of an overall remodeling of the store.

DISCUSSION:
Staff has reviewed the Final Plan petition, submitted by the petitioner and have sent comments back to them on those submittals. The petitioner has made all the requested changes to these documents and they now meet all of the applicable codes and ordinances. This project will not only update the store, but also upgrade the landscaping and handicap accessiblility.

IMPACT STATEMENT:
The Planning and Zoning Division would anticipate that this project will increase the City's overall tax base and viability by facilitating investment and development.

RECOMMENDATIONS:
The Planning Commission recommends APPROVAL of the Resolution Approving a Revision to the Final Plan on Lot 1 of Unit 1 of Zanjoy Subdivision for a Commercial Use located at 4444 Ogden Avenue, Aurora, Illinois 60504."
