SUBJECT:
A Resolution Approving a Revision to Final Plat and Plan for 1.6 acres of Butterfield Village Center Subdivision being Vacant Land located at 1535 and 1545 Butterfield Road, Aurora, Illinois 60502 (Butterfield Village Center LLC - L14-00819 / BA36/3-14.145-Fsd/Fpn/R - AM - Ward 1)

PURPOSE:
The Petitioner, Butterfield Village Center LLC, is requesting a Final Plat and Plan Revision on 1.6 acres located at 1535 and 1545 Butterfield Road. The proposal consist consolidating Lot 4 and 5 of Butterfield Village Center into one lot to construct a one-story 14,780 square foot commercial building with a drive-thru on the east side. The access into the property will be aligned with the property to the east and west to provide connectivity within the commercial center. The project shows a trash enclosure south of the building to be built. The Petitioner is proposing to provide a total of 99 parking spaces of which 4 are handicap stalls. Sidewalks are being provided into the site that will connect to the sidewalk along Butterfield Road. The Petitioner is also proposing an 8 foot tall, 49 square foot monument sign along Butterfield Road. Lastly, landscaping will be implemented throughout the site.

BACKGROUND:
The Subject Property is located at 1535 and 1545 Butterfield Road and is currently vacant property. The property is generally located on the south side of Butterfield Road and east of Farnsworth Road and it is part of the Farnsworth International Planned Development District. The property is part of the Butterfield Village Center Subdivision, being a commercial development, which was final planned in 2005. As part of the overall development storm water management has been provided.
