A Resolution Approving a Final Plan on Lots 4, 6, 103, 104, 105 and 107 for Unit Three of Butterfield East Subdivision located at Ferry Road and Duke Parkway, Aurora, Illinois, 60502 (Duke Realty - L15-00378 / WI33/3-15.083-Fsd/Fpn - TV - Ward 10)

PURPOSE:
The Petitioner, Duke Realty is requesting approval of a Final Plan for Lots 4, 6, 103, 104, 105 and 107 in Butterfield East Subdivision, Unit 3.

BACKGROUND:
The Subject Property is part of the Butterfield Planned Development District, zoned PDD with an underlying ORI (Office, Research and Light Industry) use district and is generally located on the north side of Ferry Road, West of State Route 59, and South of Butterfield Road and is currently vacant land.

The proposed Final Plan for Lot 6 consists of a 499,140 square foot warehouse building housing 48 docks. The plan includes 59 trailer parking spaces and 251 automobile parking spaces, of which 135 automobile parking spaces will be banked for future need. This meets the varied parking requirement approved at the Preliminary Plan and Plat time. The Petitioner is not proposing a ground sign for this lot.

A portion of Duke Parkway will be constructed ending at Briggs Avenue. The Petitioner has secured a fire access easement with the owners along Brigg Avenue to provide for the secondary fire access from this Subdivision for emergency services. This is intended to be gated and not be used as a public access into the Park. In addition, there will be a 3 to 5 foot landscaped berm on east side of Lot 6 and along the north side of Duke Parkway within the 20' outlot (Lot 4) adjacent to the residential properties.
