A Resolution to authorize the City of Aurora to enter into a new Commercial Lease Agreement with Alan & Kim Bok Sole Proprietors d/b/a The Best Cleaners, for commercial space at 1090 N. Route 59, Aurora, IL 60504 commonly known as Route 59 Commuter Station.
PURPOSE:
Resolution authorizing the City of Aurora to enter into a new Commercial Lease Agreement with The Best Cleaners, for the use of a commercial space in the Route 59 Commuter Station.
BACKGROUND:
The City originally entered into a lease agreement with The Best Cleaners back in 2000 for the operation of an express cleaners in a lower portion of the Commercial Space at the Route 59 Commuter Station. A lease amendment was executed back in 2006, which allowed an extension of the most recent lease. The Best Cleaners is currently occupying approximately 432 sq. ft. and operating in a commercial space at the Route 59 Commuter Station.
DISCUSSION:
Approving a new commercial lease would allow The Best Cleaners to continue their operation of the space. The new lease agreement would also continue the City’s efforts to standardize our Commercial Leases. Rent for the lease agreement would be $330 per month. In addition, a security deposit of $330 will be paid at the execution of this new lease agreement.
IMPACT STATEMENT:
The approval of this commercial lease agreement would allow for The Best Cleaners to continue their operation in a space that would otherwise become vacant.
RECOMMENDATIONS:
To approve entering into a new Commercial Lease Agreement with The Best Cleaners for the use of the commercial space at the Route 59 Commuter Station.

WHEREAS, the City of Aurora has a population of more than 25,000 persons and is, therefore, a home rule unit under subsection (a) of Section 6 of Article VII of the Illinois Constitution of 1970; and
WHEREAS, subject to said Section, a home rule unit may exercise any power and perform any function pertaining to its government and affairs for the protection of the public health, safety, morals, and welfare; and
WHEREAS, The Best Cleaners has been operating the cleaners in the lower level of the commercial space located at the Route 59 Commuter Station; and
WHEREAS, The Best Cleaners plans to continue their operation in the current space. The monthly rent for this space is $330.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Aurora, Illinois, as follows: Resolution to approve the new Commercial Lease Agreement with Alan & Kim Bok Sole Proprietors d/b/a The best Cleaners for the use of the commercial space located in the lower level of Route 59 Commuter Station.
