A Resolution to authorize the City of Aurora to amend the existing Commercial Lease Agreement with Enjolique Wilson, 2220 Mayflower Drive, Aurora, IL, 60506 d/b/a Spice Theory, for commercial Space in the Aurora Transportation Center (“ATC”).
PURPOSE:
Resolution authorizing the City of Aurora to amend the existing Commercial Lease Agreement with Enjolique Wilson for the addition of a commercial Space in the ATC building.
BACKGROUND:
The City originally entered into a lease agreement with Enjolique Wilson back in 2015 for the use of a commercial space for the operation of Spice Theory. There are currently additional vacant store fronts available for lease. The additional space that Ms. Wilson is interested in leasing is 90 sq. ft.
DISCUSSION:
Amending the current lease agreement, would allow Ms. Wilson to expand her operation of Spice Theory into the adjacent commercial store front that is currently sitting vacant. The amendment would also increase the current monthly rent from $200 to $400 per month. In addition, a security deposit of $400 will be paid at the execution of this amendment to the existing lease agreement.
IMPACT STATEMENT:
The approval of this amendment to the existing lease agreement would allow for Spice Theory to expand their operation into in a space that would otherwise sit vacant.
RECOMMENDATIONS:
To approve amending the current Commercial Lease Agreement with Ms. Wilson to allow for additional use of the adjacent empty store front at the ATC building.

A Resolution Authorizing an Amendment to the Commercial Lease Agreement with Enjolique Wilson, d/b/a Spice Theory, for Commercial Space in the Aurora Transportation Center.

WHEREAS, the City of Aurora has a population of more than 25,000 persons and is, therefore, a home rule unit under subsection (a) of Section 6 of Article VII of the Illinois Constitution of 1970; and
WHEREAS, subject to said Section, a home rule unit may exercise any power and perform any function pertaining to its government and affairs for the protection of the public health, safety, morals, and welfare; and
WHEREAS, The Aurora Transportation Center has commercial spaces available for lease, and Ms. Enjolique Wilson, d/b/a "Spice Theory" is a current tenant there; and
WHEREAS, Ms. Wilson plans to expand the operation of "Spice Theory" into the adjacent empty store front. The monthly rent for this additional space is $200 per month. In addition to her existing leased space, the total rent for both spaces will now be $400 per month, a copy of the Amended Lease Agreement is attached hereto as Exhibit "A".
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Aurora, Illinois, as follows: that the Amendment to the Commercial Lease Agreement with Enjolique Wilson for commercial space at the Aurora Transportation Center is hereby approved.
