PURPOSE:
The Petitioner is proposing a Final Plat Revision for the Bell Gale Business Park located on west side of Marshall Avenue between Gale Street and Highland Avenue.  Centrue Bank, who aquired this property through default, is currently finishing the key site requirements in order to achieve substantial completion of the development.  This Final Plat Revision will subdivide the property into 7 lots to allow the Petitioner to  be able to sell off individual lots.  Lot 7 of the subdivision contains the stromwater faciltiy.

DISCUSSION:
Staff has reviewed the Final Plat Revision petition, submitted by the petitioner and have sent comments back to them on those submittals.  The Petitioner has been working diligently on completing the key element to achieve substantial completion of the development and is almost finished.  This Resubivision will allow the developer to be able to start selling off individual lots.
 
IMPACT STATEMENT:
The Planning and Zoning Division does not anticipate any impact to any City Department with the approval of this Petition.
 
RECOMMENDATIONS:
Staff would recommend that the Planning and Development Committee approve the Final Plat Revision on 8.77 acres to subdivide the Bell-Gale Business Park into 7 lots at on the west and east side of Marshall Avenue between Gale Street and Highland Avenue by Centrue Bank
