A Building, Zoning and Economic Development Committee Resolution Approving a Revision to the Final Plat for West Ridge Corporate Center Phase III 1st Resubdivision generally located at the southeast corner of Bilter Road and Mitchell Road (Liberty Property Trust - 19-0901 / AU02/1-19.118-Fsd/Fpn/R - JS - Ward 1).
PURPOSE:
The Petitioner Liberty Property Trust is Requesting approval of a Revision to the Final Plat for West Ridge Corporate Center Phase III 1st Resubdivision generally located at the southeast corner of Bilter Road and Mitchell Road)
BACKGROUND:
The Subject Property is currently Vacant Land/Open Space with ORI(S) Office, Research, and Light Industrial District with a Special Use zoning, which is part of the Westridge Corporate Center Special Use Planned Development. Additional information on the legislative history of the property can be found in the attached Property Information Sheet.
The Petitioner is requesting approval of a revision to the Final Plat for the property generally located at the southeast corner of Mitchell Road and Bilter Road. This property was informally subdivided with the County in 2004, and as such is being officially recorded with this proposal. Lot 1A is 10.375 acres, Lot 1B is 9.969 acres, with the entire subdivision being 20.326 acres. Cross access easements also exist for the properties located at 701 and 801 Bilter, but are also being formalized with this proposal.
Concurrently with this proposal, the Petitioner is requesting approval of a revision to the Final Plan for the property located at 701 Bilter Road to construct a 161,986 square foot warehousing building. A final plan was submitted for this property in 2006 along with the plan for the property at 801 Bilter Road. This building is slightly smaller than what was previously proposed in order to accommodate more trailer parking stalls. This plan proposes 106 parking spaces with 74 to be built for future uses, resulting in roughly 41% of the parking being banked.

The petitioner has made the requested revisions to these documents and they now meet the applicable codes and ordinances, with the exception of the items reflected in the conditions listed in the Staff Recommendation below.
