SUBJECT:
A Resolution to Authorize New Leases with Jolene Ryan of Jumpin Java Coffee, for Commercial Space at the Aurora Transportation Center and the Route 59 Train Station.
PURPOSE:
To enter into two new Commercial Lease Agreements with Jumpin Java for the use of commercial space at the ATC and Route 59 Train Station.
BACKGROUND:
The current leases for these locations at the Train Stations are set to expire at the end of the month, but the City is seeking a minimal rent increases. These new leases have been updated as part of revising and standardizing our commercial leases.
DISCUSSION:
The rent on these updated leases is $435 a month ($230 for the coffee shop plus $205 for the vending machine area) at the ATC; and $340 a month at Route 59. This lease allows Jumpin Java to continue to operate at the City’s two train stations. These new leases will be for a period of 36 months, expiring April 30, 2028.
IMPACT STATEMENT:
The approval of these commercial lease agreements will update the expiring leases and allow Jumpin Java to continue to serve Aurora commuters

WHEREAS, the City of Aurora has a population of more than 25,000 persons and is, therefore, a home rule unit under subsection (a) of Section 6 of Article VII of the Illinois Constitution of 1970; and
WHEREAS, subject to said Section, a home rule unit may exercise any power and perform any function pertaining to its government and affairs for the protection of the public health, safety, morals, and welfare; and
WHEREAS, Jumpin Java has been operating coffee shops and vending machines serving Aurora commuters at both the ATC and Route 59 Train Stations; and
WHEREAS, Jumpin Java’s leases are set to expire and the business wishes to continue leasing the spaces on a long term basis; and
WHEREAS, the City seeks to enter into two new thirty-six (36) month leases with Jumpin Java.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Aurora, Illinois, as follows: the Mayor is hereby authorized to enter into new Commercial Lease agreements with Jumpin Java for commercial space at the Aurora Transportation Center located at 233 N. Broadway, Aurora, IL 60505 and at the Route 59 Train Station located at 1090 Route 59, Aurora IL, 60504.
