Resolution to authorize the City of Aurora to enter into a Commercial Lease Agreement with Enjolique Wilson, 2220 Mayflower Drive, Aurora, Il, 60506, for commercial space in the Aurora Transportation Center ("ATC").
PURPOSE:
Resolution Authorizing the City of Aurora to enter into a Commercial Lease Agreement with Enjolique Wilson for a commuter based retail business inside the ATC building.
BACKGROUND:
The Aurora Transportation Center has commercial spaces available for rent. Currently there are several vacant store fronts available for rental. The retail space that Ms. Wilson is interested in leasing is 90 square feet.
DISCUSSION:
Ms. Wilson plans to operate Spice Theory a retail store that would sell unique spices, rubs, and hot sauces. She intends to use this space to sell to individuals as well as restaurants and catering companies. This business will not compete with the existing tenants that currently occupy space in the ATC building.
The lease agreement is for a one year term and can be renewed if mutually agreed by the City and tenant. The monthly rent for this space is $200 per month. In addition, a security deposit of one month's rent which is $200 will be paid at the execution of this lease agreement.
IMPACT STATEMENT:
The leasing of this commercial space would provide commuters a convenient location to purchase unique items that would otherwise be unavailable. We do not anticipate that this business will cost the City any additional maintenance expenditures.
RECOMMENDATIONS:
To approve this Commercial Lease for the empty space at the ATC.

WHEREAS, the City of Aurora has a population of more than 25,000 persons and is, therefore, a home rule unit under subsection (a) of Section 6 of Article VII of the Illinois Constitution of 1970; and
WHEREAS, subject to said Section, a home rule unit may exercise any power and perform any function pertaining to its government and affairs for the protection of the public health, safety, morals, and welfare; and
WHEREAS, The Aurora Transportation Center has commercial spaces available for rent; and
WHEREAS, Ms. Wilson plans to operate Spice Theory, a retail store that would sell unique spices, rubs, and hot sauces. She intends to use this space to sell to individuals as well as restaurants and catering companies. , and
