PURPOSE:
Resolution authorizing the City of Aurora to enter into a new Commercial Lease Agreement with Legends 7, Inc., for the City Owned space located next to 222 W. Benton Street.
BACKGROUND:
In a continued effort to standardize leases, the Department of Neighborhood Standards (DNS) will be presenting all leases to the Council prior to their expiration or in the event of a new lease, for review and approval.
This space was previously used by Heiman’s lawn equipment. After Heiman’s went out of the business, the space has sat vacant. The premises consist of approximately 1,300 sq. ft. and will be used as storage space for the tenant occupying the building next door located at 222 W. Benton St.
DISCUSSION:
The lease agreement is for a one (1) year term. The yearly rent for this space is $100 per year. In addition, a security deposit of $100 will be paid at the execution of this lease agreement.
IMPACT STATEMENT:
The approval of this lease agreement would allow extra space for the business at 222 W Benton St. In addition the premises will be maintained by the tenants, rather than City of Aurora staff.
RECOMMENDATIONS:
To approve Commercial Lease agreement for the premises next to 222 W. Benton St. at the September 13th, Finance Committee meeting.

WHEREAS, the City of Aurora has a population of more than 25,000 persons and is, therefore, a home rule unit under subsection (a) of Section 6 of Article VII of the Illinois Constitution of 1970; and
WHEREAS, subject to said Section, a home rule unit may exercise any power and perform any function pertaining to its government and affairs for the protection of the public health, safety, morals, and welfare; and
WHEREAS, the space next to 222 W. Benton St is currently sitting vacant and
WHEREAS, the lease agreement is for a one year term. The yearly rent for this space is $100 per year. In addition, a security deposit of $100 will be paid at the execution of this lease agreement.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Aurora, Illinois, as follows: Resolution to enter into a new Commercial Lease Agreement with Legends 7, Inc., for the City Owned space located next to 222 W Benton Street.
